The loan refinances the existing construction facility and funds the remaining costs to refinance and complete EDGE London Bridge ahead of the practical completion and having secured a prelet. Dan Pottorff, said: “EDGE London Bridge is the kind of asset the TIPS Two strategy is built to finance - a best-in-class, highly sustainable building in a supply-constrained central London submarket, backed by an institutional sponsor with the proven capability to deliver it. With construction substantially complete and strong early leasing momentum, this is a well-protected, income-led lending opportunity for our investors.” This marks the 7th investment for TIPS Two and the largest single loan originated by Tristan's debt platform to date, reflecting the platform's continued growth and ability to structure large, complex financings for leading institutional sponsors. The financing is provided by Erste Group Erste Bank Polska Victoria Yakubenko said, “When we acquired Elektrownia Powiśle, our investment thesis was built around the diversified income streams and long-term potential of a unique mixed-use regeneration project in the heart of Warsaw. Investing in the transformation of a historic site and developing new buildings to create a major mixed-use destination in Warsaw required patient capital, conviction and a long-term perspective. Today, SEO London’s Real Estate Programme has grown into a leading platform supporting hundreds of students each year, helping to build a stronger and more diverse talent pipeline for our industry. Celebrating the five year anniversary this week with the programme's alumni students, partner firms and our colleagues, we can see the long-term impact of the programme and how the alumni are starting to build successful careers across the sector, including at Tristan, where members of the first cohort have progressed into full-time roles. Five years ago, SEO London launched its Real Estate Programme in partnership with Eastdil Secured, Goldman Sachs and Tristan Capital with a simple ambition: to help talented young people from underrepresented backgrounds to access opportunities in an industry they may never have considered possible. 5 years later we have: - Educated more than 1,500 students from 78 universities about the sector - 40% of our first cohort now working within the CRE industry - Increased socio-economic diversity, with 64% of students in our 2025 cohort coming from lower socio-economic backgrounds - Cultivated a diverse alumni network of 450+ future real estate professionals Now operating across six UK streams and two France-based initiatives, SEO London’s Real Estate Programme continues to build a long-term pipeline of talent into the industry.
